St Thomas Lodge up for sale with $40 mil guide price

St Thomas Lodge, located at No. 32 St Thomas Walk in prime District 9, has been launched for sale.

The indicative guide price of the freehold site is about $40 million, reflecting a land rate of $2,293 psf per plot ratio, including development charge, according to marketing agent Singapore Realtors Inc (SRI).

St Thomas Lodge has a land area of about 7,152 sq ft and is zoned for residential use at a gross plot ratio of 2.8 under the URA’s 2014 Master Plan.

The property comprises 5 apartment units with a total strata area of 8,826 sq ft. It is held under a single ownership, and the sale will not be subject to approval from the Strata Titles Board or High Court. SRI reckons that given the single-owner status, the sale will provide “certainty of completion” of the site purchase.



The successful tenderer could potentially amalgamate the site with either of two neighbouring plots. The tender exercise for No. 30 St Thomas Walk closes on July 3, while St Thomas Ville at No. 38 St Thomas Walk is undergoing collective sale, according to SRI. Tony Koe, its managing director, believes the sale of St Thomas Lodge will draw keen interest from parties looking to amalgamate with one of the two plots for redevelopment.

The expression of interest closes on July 30.
