Straits Trading offers investors fractional investment opportunities in GCB, prime condo unit

Straits Developments Pte Ltd, a wholly-owned subsidiary of The Straits Trading Company Ltd, has launched two new fractionalised property investment products under its fractionalised investment real estate platform, FIR-ST.

One is a Good Class Bungalow (GCB) at 8A Cable Road, part of the prestigious Chatsworth/Bishopsgate/Jervois/Cable Road GCB area. The other is a unit in the 999-year leasehold, 120-unit private condo, Duchess Residences at 108 Duchess Avenue, in the Bukit Timah area. Both properties are located in prime District 10.

The minimum investment amount is $200,000 for the Duchess Residences condo unit and $500,000 for the GCB at Cable Road.

Accredited investors registered in the Straits Trading Shareholders' Club can invest in these fractional investment products through preference shares. As preference shareholders, they will enjoy potential capital appreciation of the underlying properties and any dividends due, which will be paid semi-annually over the investment period of five years.

At the end of the five years, preference shareholders may enjoy returns which reflect a share in the potential appreciation in value of the underlying property via a special payout. The dividends and special payout are non-guaranteed and subject to performance.

During the investment period, the underlying properties continue to be owned by the existing owners while investors enjoy a share of the economic returns.
