Three-bedder at Grand Duchess At St Patrick’s on the market for $2.5 mil

SINGAPORE (EDGEPROP) - A three-bedroom unit at the Grand Duchess at St Patrick’s, located on Saint Patrick’s Road in District 15, is on the market for $2.5 million, or $1,799 psf on the floor area. The 1,389 sq ft unit is listed for sale by private treaty by Knight Frank Singapore.

The unit on the third floor features an enclosed kitchen as well as adjacent living and dining areas. The master bedroom has an en suite bathroom, and there is also a common bathroom. The unit also includes a yard and a helper’s room.

The apartment is currently tenanted but the lease will expire by the end of February. According to Noelle Tan, manager of auctions and sales at Knight Frank Singapore, the tenant has decided not to renew his lease after it expires.



Tan says the unit has attracted “very healthy enquiry levels” over the past three months. Knight Frank has organised weekend viewings for different prospective buyers every other week. The unit is ideal for buyers who intend to buy it for their own stay, and who plan to enrol their children into the nearby schools, she adds.

The development is located near the Marine Parade residential enclave, and is close to schools like CHIJ (Katong) Primary, Tao Nan School, Ngee Ann Primary School, Saint Patrick’s School, CHIJ Katong Convent and Victoria Junior College. The development will also be located beside the upcoming Marine Terrace MRT Station on the Thomson-East Coast Line, which will be ready by 2023.

For those who drive, the condominium is connected to the city via the Pan Island Expressway (PIE) and East Coast Parkway (ECP).

“This is a good-sized, freehold development with facilities and the condo enjoys good connectivity to other parts of Singapore. Other amenities such as shops, clinics, a wet market and hawker centres are also within walking distance from the development,” notes Tan.

Grand Duchess at St Patrick’s is a 121-unit freehold condominium that was completed in 2010. It is one of a handful of private residential properties in Singapore that incorporate conservation buildings within the site. It features two Victorian-style bungalows that were built in 1914 and 1925 respectively. The older bungalow is now the condominium’s clubhouse, while the other bungalow was converted into a pair of 6,958 sq ft, five-bedroom units. In 2010, the condominium was awarded URA’s Architectural Heritage Award for the conservation and restoration work.

The development also has two- to four-bedroom units ranging from 1,044 sq ft to 3,907 sq ft.

According to rental data compiled by EdgeProp Singapore, the average rental rate at the development is $3.10 psf per month, based on 197 rental transactions recorded there since 2012. The most recent lease of a three-bedroom unit at the development was for $3,800 per month ($2.80 psf per month).

A search on EdgeProp Singapore’s proprietary property research tools also shows that the yearly average price at Grand Duchess at St Patrick’s has climbed by 22.9% over the decade.

When the unit is sold, it will be the first time it has changed hands since it was bought from the developer for $1 million ($720 psf) in December 2006, when the project was launched. On Jan 17 last year, a 1,356 sq ft, three-bedroom unit at the development was sold for $2.22 million ($1,637 psf).
