Three conservation shophouses and a terrace house for sale at $38.36 mil

SINGAPORE (EDGEPROP) - A portfolio of three conservation shophouses and a terrace house is up for sale for $38.36 million, according to Knight Frank Singapore, which is marketing the property. The four properties can either be purchased individually or as a portfolio.

The three commercial shophouses are located within Districts 1 and 2, at Ann Siang Road and Keong Saik Road respectively.

The guide prices for 13 Ann Siang Road and 18 Ann Siang Road are $9.1 million ($3,687 psf) and $13.8 million ($3,190 psf) respectively, while the guide price for 3 Keong Saik Road is $9.6 million ($2,967 psf).

13 Ann Siang Road is a two-storey shophouse with attic. It has a land area of approximately 116.1 sq m (1,250 sq ft) and built-up area of approximately 229.3 sq m. It was retrofitted some years ago and is fully tenanted.

18 Ann Siang Road is a three-storey shophouse with a basement. It has a land area of approximately 127 sq m and a built-up area of approximately 401.92 sq m. The ground floor is currently leased to an F&B outlet, while the upper floors are leased to a consultancy firm.



3 Keong Saik Road is a three-storey corner shophouse off Neil Road, in the Bukit Pasoh Conservation Area. The shophouse has a land area of approximately 119.61 sq m and a built-up area of 300.64 sq m. It is currently leased to co-working player The Working Capitol.

Under URA’s Master Plan 2019, all three shophouses are zoned for commercial use. As such, the sale is open to both locals and foreigners, with no additional buyer’s stamp duty imposed on the purchase of the properties.

Meanwhile, the terrace house for sale is at 141 Neil Road, at a guide price of $5.86 million.

The two-storey, intermediate terrace house with attic has a land area of 296.6 sq m and a built-up area of 447.2 sq m. The interior of the freehold house is in its original condition, with intricate motifs and decorative floor tiles.
