A three-room HDB flat at 82B Circuit Road was recently sold for $838,000 ($1,145 psf). Located on the 19th to 21st storeys, the 732-sq ft flat is part of MacPherson Spring, which was launched under the Build-To-Order (BTO) exercise in February 2015. The HDB project is located within the Geylang HDB town.

The most recent transaction broke the previous record set by another three-room flat at nearby 82A Circuit Road, which was sold in April for $811,000 ($1,108 psf) (see Table 1). This flat is also part of MacPherson Spring.

The subject flat has a layout typical of newer three-room HDB flats, featuring an en-suite master bedroom, an additional bedroom and a common bathroom. There is also a service yard adjacent to the kitchen (see Floor Plan 1).

Notably, a four-room flat at 82A Circuit Road was sold for a record-high of $1.088 million ($1,087 psf) last month.

The record-high prices achieved by these flats in MacPherson Spring could be attributed to their long remaining leases of 94 years, as their leases commenced in 2020.

Their well-connected and convenient location likely also contributed to the high transacted prices. MacPherson Spring is within walking distance of the dual-line MacPherson MRT Station (see Map 1) and a short drive from the Pan-Island Expressway. Schools within a 1km radius include Canossa Catholic Primary School and Geylang Methodist Primary School.
