A three-room flat was just sold for $888,000, setting a record-high for such flats in Queenstown

Earlier this month, a three-room HDB flat at 18B Holland Drive was sold for $888,000 ($1,231 psf). Based on the latest HDB data, the recent transaction is a record high for such flats in Queenstown. The subject flat is located on the 22nd to 24th storeys and has a remaining lease of approximately 86 years.

Apart from its long remaining lease, the record-high price fetched by the 721-sq ft flat could be attributed to its proximity to Holland Village, One Holland Village, Holland and Buona Vista MRT Stations, as well as Holland Drive Market and Food Centre (see Map 1). Additionally, Buona Vista MRT Station is a dual-line station, giving residents easy access to the East–West and Circle Lines.

The recent transaction surpassed the previous record high set by another three-room flat at 53 Strathmore Avenue, which was sold in September for $880,888 ($1,320 psf). Located on the 37th to 39th storeys, the 667-sq ft flat has a remaining lease of around 94 years, indicating that the seller had just fulfilled their minimum occupation period (MOP). So far, three other three-room flats at 53 Strathmore Avenue have been sold for at least $850,000 (see Table 1).

The high prices fetched by the flats along Strathmore Avenue could be attributed to their long remaining lease as well as their proximity to Queenstown MRT Station and Dawson Place (see Map 2). Schools within a 1 km radius include Queenstown Primary School, Bukit Merah Secondary School, and Queenstown Secondary School.
