Three-room flats in Queenstown: New record-high of $890,000

A three-room HDB flat at 53 Strathmore Avenue was recently sold for $890,000 ($1,334 psf), marking a new record high for such flats in Queenstown. The 667-sq ft flat is located on the 40th to 42nd storeys and has a remaining lease of approximately 93 years, indicating that the seller had just fulfilled their Minimum Occupation Period (MOP) requirement.

The subject flat is part of a new 43-storey tower in Forfar Heights, which comprises 247 homes featuring a mix of two-room to four-room flats. The HDB project also includes a two-storey commercial block that houses a mini-mart, a child care centre and several shops. In addition, there is a sky terrace within the residential tower.

The subject flat is within walking distance of Queenstown MRT Station, Dawson Place and Queenstown Primary School (see Map 1). Other schools within a 1 km radius include Bukit Merah Secondary School and Queenstown Secondary School.

The recent transaction surpasses the previous record high of $888,000 ($1,231 psf) for Queenstown, which was set in December 2025 by a three-room flat at 18B Holland Drive. The 721-sq ft flat is located on the 22nd to 24th storeys and has a remaining lease of approximately 85 years.

The flat along Holland Drive is within walking distance of Holland Village and Buona Vista MRT stations, One Holland Village, and Holland Drive Market and Food Centre.

Thus far this year, only eight three-room flats in Queenstown have been sold at prices ranging from $310,000 to $890,000 (see Table 1). To date, only one three-room flat along Strathmore Avenue has been sold. Meanwhile, a flat at 18A Holland Drive fetched $830,000 ($1,151 psf), which is lower than the previous record-high of $888,000 ($1,231 psf) achieved by the flat at 18B Holland Drive last year.
