Three-storey detached house in Dunearn Estate for $12.8 mil

SINGAPORE (EDGEPROP) - Located just off Dunearn Road in the Bukit Timah area is Dunearn Estate, which includes Trevose Crescent, Kheam Hock Road, Narooma Road, Dalkeith Road and Harlyn Road.

Along Harlyn Road just off Trevose Crescent, sits two contemporary, 3½-storey detached houses. The two houses were developed by the individual owners but they engaged the same architect so that the exterior of both houses would be in harmony with each other. The appointed architect was Brenda Ang of Lab Architects.

One of the owners is now putting his property on the market for sale after living there for eight years. He and his wife are empty-nesters as both daughters have flown the coop. The elder daughter, who got married a few years ago, has moved into her marital home while the younger daughter, a veterinarian, is now practising in Sydney, Australia. This leaves their parents who are now home alone. “The house is just too big for the two of us,” says the owner who declined to be named.



The house was built with a covered garage big enough for three cars. The entrance into the house is from the basement, which is actually at street level. To bring natural light into the basement level, a waterfall and koi pond with a skylight was built. The floating stairs to the upper floors is another rare architectural feature.

The basement is where the owner and his wife spend most of their time. There is a home entertainment area with a comfortable lounge settee and large screen television as well as a pool table. There is also a spacious open kitchen, which can be closed off from the entertainment area with sliding partition doors, if necessary. The kitchen leads to an equally spacious utility area and storage room.

A family home

The first level of the house is where the living and dining area, a second open kitchen and an infinity swimming pool are situated. The ceiling height on this level is more than 4m. There is also a bedroom on this level, with glass sliding doors opening out to a poolside cabana. This level is where the daughters used to hold poolside parties, says the owner.

The second level of the house contains two more bedrooms — the master bedroom and the younger daughter’s bedroom as well as a family room.

Both the master suite and the daughter’s bedroom are spacious with equally sizeable en suite bathrooms and walk-in wardrobe area. The master bathroom has a semi-open shower area, with chengal wood flooring and a feature wall of marble strips. “It took the workers a long time to complete the marble feature wall as they had to install the marble strips one at a tim,” says the owner.

On the third level or attic are two more en suite bedrooms. One of the rooms has a balcony and overlooks the surrounding area. “We are on higher ground, so we have an unblocked view of the neighbourhood,” says the owner. The elder daughter’s room on the attic level was designed as a self-contained loft.

The entire house has five en suite bedrooms. Besides the staircase, there is a home lift that is accessible from every level of the house. The owner has made sure that the materials, finishing and fixtures used for the house are of the highest specifications with marble flooring, timber decking and top-end bathroom and kitchen fittings.

The house has a built-up area of close to 8,000 sq ft and sits on a freehold site of 5,400 sq ft. “This house is ideal for a family with more members,” says the owner. He and his wife intend to move to a smaller house when this property is sold.

According to Jeffrey Sim, associate executive director of OrangeTee & Tie, who is the sole marketing agent for the house, the property appeals to multi-generational families, and those with children of school-going age.

Sought-after neighbourhood

Houses in Dunearn Estate in prime District 11 are sought-after as they are close to top schools such as Anglo-Chinese School (Primary), Singapore Chinese Girls’ School and St Joseph’s Institution.

Since January, three detached houses in Dunearn Estate have already changed hands. The latest was for a property sitting on a freehold site of 9,505 sq ft which fetched $11.8 million ($1,242 psf), according to a caveat lodged on Jan 28. The house was completed in 1989.

Prior to that, another detached house on Harlyn Road changed hands for $9.98 million ($1991 psf), based on a caveat lodged on Jan 21. The house on Harlyn Road was completed in 2015, and sits on a freehold site of 5,016 psf. A few days earlier on Jan 17, a detached house sitting on a freehold site of 6,534 sq ft, along Trevose Crescent, changed hands for $9.7 million ($1,486 psf).

The asking price for this house on Harlyn Road is $12.8 million or around $2,370 psf based on the land area, according to OrangeTee & Tie’s Sim. There are already two prospective buyers who have viewed the property, he adds. The new owner would not need to undertake any major renovation as the house is relatively new and well-maintained, notes Sim.
