Three-storey townhouse at The Windsor offered for $2.75 mil

SINGAPORE (EDGEPROP) - A three-storey townhouse in The Windsor — a freehold development on Ontario Avenue — will be auctioned by Knight Frank on March 27. The 2,497 sq ft, four-bedroom property has a guide price of $2.75 million, or about $1,101 psf on the floor area.

The Windsor was completed in 1987 and is located off Upper Thomson Road in District 20. There are 159 units in The Windsor: There are nine townhouses at 2,497 sq ft each, three-bedroom apartments ranging from 936 sq ft to 1,797 sq ft and maisonettes between 1,819 sq ft to 3,853 sq ft each.

The low-rise development boasts on-site amenities including a swimming pool, tennis courts, BBQ pits, a clubhouse and a sauna. It is also surrounded by two-storey bungalows and landed houses along Windsor Park Road, as well as Good Class Bungalows in Windsor Park.



The location is close to prestigious schools such as Ai Tong School, Catholic High School, Raffles Institution and Raffles Girls School. The development is also close to Singapore Island Country Club, MacRitchie Reservoir Park and the TreeTop Walk.

Amenities wise, The Windsor is less than 500m from Thomson Plaza as well as the numerous F&B and entertainment options located along Upper Thomson Road. It is also close to the Upper Thomson MRT station on the upcoming Thomson-East Coast Line.

The townhouses in the development are rarely put up for sale, and only two have been sold in the past decade. According to URA Realis, one townhouse changed hands for $2.2 million ($881 psf) in March 2017 while another fetched $2.05 million in May 2016. The most recent sale at The Windsor was a 2,454 sq ft maisonette in October last year. That sold for $2.7 million ($1,100 psf).

Knight Frank’s associate director Tricia Tan says a spacious townhouse with four ensuite bedrooms is a rare find in the area — especially as four-bedroom units at some new developments in the area are sized between 1,200 sq ft to 1,600 sq ft. “The development is also equipped with full condo facilities and would appeal to foreigners and PRs. It also feels like a landed house, with sizable private enclosed space that is ideal for hosting,” she adds.

Tan expects this home will appeal to families with school-going children, as well as families caring for elderly parents given the accessibility of medical care services in the area. The purchase of the freehold townhouse is also open to permanent residents and foreigners.

In light of the Covid-19 outbreak, Knight Frank also says the upcoming auction will be held in three different sessions on the same day. They also plan to implement the usual screening and declaration measures at each session.
