Trustee sale of Chee Hoon Avenue bungalow for $27 mil

SINGAPORE (EDGEPROP) - The trustees of a bungalow at 46 Chee Hoon Avenue, within District 11’s Capitol Park estate, are putting the property on the market via an expression of interest (EOI) exercise launched on Sept 14. According to sole marketing agent JLL, the trustees expect offers “in the region of $27 million”, which translates to $2,440 psf on the bungalow’s 11,064 sq ft land area. It is being sold with vacant possession and on an “as is where is” basis.

The two-storey detached house sits within the Chee Hoon Avenue Good Class Bungalow (GCB) area, near the end of a cul-de-sac. It has a north-south orientation, with a frontage of 41m and a depth of up to 28m.

The property is well-kept and in move-in condition, allowing for minimal renovation or an immediate stream of rental income, says Nicholas Ng, senior director at JLL.  "The property has a coveted address and is suited for families who appreciate living in a serene, low-density community with the convenience of many surrounding popular schools and amenities,” he adds.

The house is 600m from the Singapore Botanic Gardens and 680m from the Botanic Gardens MRT Interchange for the Downtown and Circle Lines. Nanyang Primary School is within a 1km radius, while Singapore Chinese Girls’ School and Raffles Girls’ Primary School are within a 2km radius.
