Two conserved shophouses in Little India for sale at $13.5 million

SINGAPORE (EDGEPROP) - A pair of conserved shophouses on Desker Road and Kerbau Road is on the market through a private treaty with a guide price of $13.5 million. Both properties have a collective built-up area of 4,400 sq ft. According to the marketing agent, they have been zoned for commercial use, which means that foreigners can purchase them without paying additional buyer’s stamp duty (ABSD).

The shophouses can be purchased together or separately. If sold individually, the Desker Road shophouse is priced at $7.5 million, and the Kerbau Road shophouse has an indicative price of $6 million.

The first shophouse at 96 Desker Road spans two storeys, situated on a freehold land area of 1,190 sq ft with a built-up space of approximately 2,200 sq ft. Positioned opposite Swee Choon Dim Sum Restaurant on Jalan Besar, the property has received approval for operation as a carpenter’s workshop. However, the marketing agent suggests that its future owner can explore other uses for the shophouse.

The second shophouse has a 99-year leasehold tenure, with 81 years remaining. The property has two storeys and an attic. It occupies a land area of 904 sq ft, with a built-up area of 2,200 sq ft. It is located on 14 Kerbau Road, a few minutes walk from the Tekka Centre on Tekka Lane and Little India MRT Station.

The shophouse marketing agent, Samuel Han, senior associate director at OrangeTee & Tie, says Kerbau Road is located on a vibrant street with an expansive public footpath, providing ample space for significant foot traffic.

He expects potential tenants for the Desker Road shophouse to be hardware trading and furniture retail businesses. The Kerbau Road unit, on the other hand, may attract jewellery, money remittance or textiles businesses. “Just recently, an established silk retailer has expressed interest in leasing the Kerbau Road shophouse.” Both shophouses feature external staircases, allowing their future owners to lease the property to two tenants.
