Two industrial buildings at Leng Kee Road up for sale

SINGAPORE (EDGEPROP) - Two industrial properties at 3 Leng Kee Road and 19 Leng Kee Road have been put up for sale by expression of interest (EOI), with guide prices of $15 million and $23 million respectively. Both buildings are jointly and exclusively marketed by Knight Frank Singapore and Yeo & Yeo Properties.

They are situated alongside showrooms for brands like Lamborghini, Ferrari, Maserati, BMW, Mercedes, Porsche, Volkswagen, Audi, and Toyota.

With a balance leasehold of 33 years, the building at 3 Leng Kee Road is a two-storey workshop/showroom cum office building. It has a land area of about 16,217 sq ft, and floor area of 14,778 sq ft.  Currently under light industrial use, it has a car showroom and workshop on the ground level. The standalone, detached building is currently tenanted by Stuttgart Auto.

At 19 Leng Kee Road, the property is a five-storey showroom cum factory building, with a half-basement carpark. It has a land area of about 14,617 sq ft, and a floor area of about 29,028 sq ft. The building has a balance leasehold of 35 years.



According to the 2014 Master Plan, the site is zoned “industrial (B1)”, with an allowable gross plot ratio of 2.5. The spaces can be repurposed for various uses like furniture/electronics display on the ground level, self-storage, car accessory businesses, and even e-commerce.

Redhill MRT Station and mature housing estates are within a five-minute walk away for both properties, and no ground rent is payable for them.

The EOI for both properties will close at 3pm on Dec 3.
