A two-storey HDB shophouse in Bedok Central has been put up for sale via expression of interest (EOI) with an asking price of $3.95 million.
Located at Blk 211 New Upper Changi Road, the property consists of a ground-floor shop space with a strata area of 732 sq ft, along with a residential unit upstairs measuring around 861 sq ft. Altogether, the shophouse has a total floor area of 1,593 sq ft.
According to ERA Singapore, the appointed marketing agent for the property, the shophouse has 53 years left on its 86-year lease. It adds that the second floor of the shophouse can be accessed by a lift as well as an external common staircase.

The entire shophouse is currently leased to a foot reflexology and treatment centre. However, ERA says that future owners may explore different configurations, such as subdividing the ground-floor shop into smaller retail units or converting it for F&B usage.
The property is a short walk away from both Bedok MRT Station and Bedok Integrated Transport Hub. Drivers can access the property through the East Coast Parkway (ECP) and Pan-Island Expressway (PIE), with ample options for parking with surface and multi-storey carparks nearby.
The agency notes that the shop is located next to a popular coffee shop, with prime frontage along the pedestrian walkway. It is part of a cluster of shops and eateries that serve the 81,000 residents in the Bedok North estate daily.
Donald Goh, director of capital markets and investment sales of ERA Singapore, says that despite “cautious optimism” in the investment market, he believes HDB shophouses will continue to attract good interest from buyers due to “their resilience and strong investment attributes”.
The EOI for the shophouse will close on Oct 16 at 3pm.
