Two-storey HDB shophouse at Bedok Reservoir up for sale at $4 mil

A two-storey HDB shophouse in the Bedok Reservoir area has been put up for sale via an expression of interest (EOI) with an asking price of $4 million.

Located at Blk 631 Bedok Reservoir Road, the property has a combined gross floor area of 1,636 sq ft, reflecting a price of about $2,445 psf. A F&B restaurant occupies the ground floor with a strata area of about 743 sq ft, while the upper level offers residential quarters of 893 sq ft. An internal staircase at the rear of the shophouse also provides access to the second floor.

The shophouse is on a 88-year lease that started in October 1993, with about 56 years remaining.

According to ERA Singapore, the appointed marketing agent for the property, the entire shophouse is currently fully leased, providing prospective buyers with immediate rental income. The ground-floor space, which has been granted approval for restaurant use, features a frontage along Bedok Reservoir road, providing good visibility along the pedestrian walkway and the main road. The firm adds that the ground-floor unit could potentially be subdivided into smaller retail units, subject to approvals.

The shophouse is located within a cluster of shops and eateries that cater to residents in the Kaki Bukit and Bedok Reservoir neighbourhoods, which together have a catchment area of more than 37,000 residents. Other nearby amenities include Eunos Cultural Centre, Eunos Community Club and the Bedok Church of Christ.

The property is also located within close proximity to Bedok North and Kaki Bukit MRT Stations on the Downtown Line.

“Based on our recent successful sales of HDB shophouses, we continue to observe strong interest and healthy demand for this segment from both investors and owner-occupiers,” says Donald Goh, director of capital markets and investment sales at ERA Singapore.

The EOI exercise will close on April 7 at 3pm.
