SINGAPORE (EDGEPROP) - From Aug 1 to Aug 13, we looked for property transactions that were deemed as irresistible buys for each asset class.

For the period, we limited our search to condominiums in Districts 9, 10, 11 as well as District 15, that sold for less than $2,000 psf.

Similarly, we used the same method to find HDB flats – five-room flats or above – that transacted within the areas of Bishan, Toa Payoh and Queenstown for $800,000 and below. (See: Find HDB flats for rent or sale with our Singapore HDB directory)

Finally, with landed property, any terrace, semi-d, or bungalow that transacted for $2.5 million and below, was considered a steal, in our books.

Freehold condo in River Valley sold for $1,822 psf

A 549 sq ft one-bedroom + study unit located on the second storey at RV Suites transacted for a quantum of $1 million, or $1,822 psf, on Aug 2.



The price is still lower than the high of $2,020 psf fetched in a November 2012 sale for a 495 sq ft unit. It is also lower than a more recent transaction of $1,858 psf for a 517 sq ft unit in August 2020.

The transaction is also considered a good deal compared to the prices psf for the developments in the same area.

To be sure, Rivergate, a CapitaLand-developed freehold project located by the Singapore River off Robertson Quay on prime District 9, recently logged prices of $2,564 psf and $2,613 psf for units measuring 1,033 sq ft each.

Units in Rivergate start from 1,023 sq ft for two bedders to 4,187 sq ft for penthouse apartments.

In a March 2018 article, new luxury condos in prime districts could hit a high of $3,500 psf amid the property market upturn.

RV Suites, which has a total of 96 units comprising one- and two-bedroom units, sits on freehold land.

It is developed by the privately-held Fortune Land and is located close to Great World City, the upcoming Great World MRT and the Zion Riverside Food Centre.

Five-room unit in Toa Payoh with 67 years of lease remaining sold for $580,000

A 1,313 sq ft five-room unit at 247 Kim Keat Link (https://www.edgeprop.sg/project/hdb/247-kim-keat-link-16364) in Toa Payoh sold for $580,000, or $442 psf.

The unit is located on the bottom three storeys of the block.

The block is located just one bus stop away from Toa Payoh Central. It is also within close proximity to Safra Toa Payoh, the Giant supermarket on Kim Keat Avenue, several hawker centres including the Kim Keat Palm Market & Food Centre and the iconic dragon playground at 28 Lorong 6 Toa Payoh.

Freehold terrace house in Macpherson sold for $2.45 million

A freehold terrace house on Jalan Kemajuan, within the Macpherson Garden Estate, sold for $2.45 million on Aug 2.

The quantum translates to $1,867 psf over a unit area of 1,312 sq ft.

The house is located just behind Macpherson Road, and is a 14- to 15-minute drive away from the Central Business District (CBD).
