After more than 20 years in real estate, veteran realtor Jasmine Png is clear about what keeps her in the business. It is no longer about closing deals or chasing commissions. Instead, it is about credibility, judgment and relationships that last well beyond a single transaction.

Png entered the industry in 2004 and has stayed through multiple property cycles. Over time, her approach to business has evolved from youthful enthusiasm to one that is deeply relational. Many of her clients today are long-term partners, some spanning more than a decade. Referrals follow naturally because trust has been earned.

“Market knowledge is no longer the differentiator,” observes the Millionaire achiever. “Any agent can Google for answers or use ChatGPT to make presentations. What clients value is an agent who has substance, foresight and experience to point out possible their blind spots.”

That belief underpins how Png leads and mentors her team. She teaches agents hands-on, explaining the reasoning behind decisions. Her emphasis is on long-term thinking, especially in difficult moments where short-term gains can compromise credibility.

Her philosophy was put to the test in a defining moment with a long-term client. He was prepared to purchase a high-profile property that would have yielded a significant commission. Yet Png’s analysis showed weak fundamentals and long-term risk. As an agent who is used to building asset progressions for clients in a span of 10 years, creating multi-generational wealth and setting record-breaking prices, she advised him to walk away.

It was not an easy conversation. But months later, the client returned, grateful for the honesty and went on to make two additional purchases with her. The original property eventually caused issues for other buyers, validating her assessment.

“I think that most women, especially multitasking working mothers, can sometimes have a sense of caution and holistic viewpoint that may escape others,” she remarks. “The way we’re able to communicate advice to clients with confidence and clarity also helps.”

That episode reinforced what Png has believed throughout her career, as a consistently high achiever: integrity compounds and pays off in the long run.

When integrity outweighs commissions

Beyond transactions, Png is a strong advocate for holistic growth among women in real estate. As part of ERA’s EmpowHER initiative, she champions emotional intelligence, intellectual confidence and personal well-being as professional strengths, not soft extras.

Her own fitness journey reflects this mindset. Strength training five times weekly is a core part of her routine — not for aesthetics, but for energy, resilience and longevity. She sees it as part of being a “walking brand”, someone whose presence reflects discipline and self-respect. It has also become an unexpected bridge with clients, sparking conversations that go beyond property.

Png even plans to pursue a personal training certification — not as a career switch, but as an extension of her belief that leaders should model the standards they encourage in others.

“I’d like to tell my fellow women realtors that in our business, quiet discipline often outlasts playacting and glib pitches,” she urges. “We live in a different time where women don’t need permission anymore to have a voice and own our strengths.”

As for younger female agents who are just starting out, Png encourages them to keep asking harder questions, to choose integrity even when no one is watching and, last but not least, to make time for growth and self-care.

“Women have all the tools we need to be the fully realised individuals, if we only step back and make time for ourselves,” she cheers.
