SINGAPORE (EDGEPROP) - Property developer GuocoLand is making its mark in the Beach Road neighbourhood. Construction is well under way at Guoco Midtown, a 950,600 sq ft, mixed-use development that comprises residential, retail and office components. By 2021, the developer is also set to launch Midtown Modern, comprising one- to four-bedroom apartments. Separated by Beach Road, both projects are within minutes’ walk from each other.

SINGAPORE (EDGEPROP) - The transformation of the Beach Road-Bugis area is likely to accelerate with several development sites sold under the government land sales (GLS) programme and commercial buildings changing hands this year.
In an unprecedented move, property developer GuocoLand has decided to open the sales gallery of its latest residential offering, Midtown Bay, for public preview and for sale on the same day, that is Oct 5.
SINGAPORE (EDGEPROP) - The Government Land Sales (GLS) site at Tan Quee Lan Street attracted only two bids at the close of the tender on September 5. The top bid of $800.19 million was submitted by a joint venture between GuocoLand and subsidiaries of Hong Leong Holdings, namely Intrepid Investments and Hong Realty. The bid price translated to $1,535 psf per plot ratio (psf ppr). This is $4.2% higher than the second bid of $1,473 psf ppr submitted by City Developments Ltd (CDL) and MCL Land (a subsidiary of Hongkong Land), says Tricia Song, Colliers International head of research for Singapore.
Common sense would have it that the more accessible a private residential estate is, the higher its value would be. Research on the impact of accessibility on housing prices has used the Mass Rapid Transit (MRT) network as a proxy measure. From what we have sourced from the Internet, academic and commercial research published thus far has focused on two issues. One is how MRT lines affect property values spatially — that is, how private residential values change in relation to their distance from an MRT station. The other is how property prices change in the period straddling the pre- and post-MRT station announcement. Other academic research has used the MRT network as partial inputs to develop hedonic price indices or conduct town planning studies. Many of these studies rely heavily on regression-based techniques.
