A 915 sq ft, two-bedroom unit at Meadows @ Peirce has been listed on TheEdgeProperty.com at $1.08 million, or $1,180 psf. The Edge Fair Value, a valuation tool on TheEdgeProperty.com, puts the indi cative value of the unit at $1,279 psf. The property’s last transaction was in December 2015, when another 915 sq ft unit on the third floor was sold for $1.12 million, or $1,222 psf. This represents a 4% premium above the current asking price of $1,180 psf. Meadows @ Peirce is a freehold condominium on Upper Thomson Road.

Completed in 2012, the 479-unit development is a stone’s throw away from Lower Peirce Reservoir Park. Schools in the vicinity include CHIJ St Nicholas Girls’ School, Anderson's Primary School, Ai Tong Primary School, Ang Mo Kio Primary School and Mayflower Primary School. There were four rental contracts for units sized between 900 and 1,000 sq ft at Meadows @ Peirce from last September to January 2016.
Rents for these contracts averaged $2,525 a month, or $2.63 psf. Based on the listing price of $1.08 million, the average rent translates into a potential gross rental yield of 2.8%.
