Duplex penthouse at Belle Vue Residences on the market for $5.3 mil

SINGAPORE (EDGEPROP) - A 3,552 sq ft, three-bedroom penthouse at Belle Vue Residences was presented at the inaugural Singapore Realtors Inc (SRI) property auction on April 29. A mortgagee sale, the penthouse has a guide price of $5.3 million ($1,492 psf).
The duplex unit, which is on the fifth floor, has an en suite master bedroom, two other bedrooms, living room and kitchen on the lower floor. The unit has staircase access to a private roof terrace, which occupies the entire upper floor of the penthouse. It also features a private lift lobby.

Belle Vue Residences — located on Oxley Walk in prime District 9 — is a freehold condominium by Wing Tai Holdings that was completed in 2010. The 176-unit development has nine 5-storey residential blocks featuring two- to five-bedroom units of between 1,378 sq ft and 5,005 sq ft.

There have been three resale transactions at Belle Vue Residences so far this year. The latest was for a 1,755 sq ft ground-floor unit that was sold for $3.48 million ($1,983 psf) on March 21, while another 1,561 sq ft ground-floor unit was sold for $3.1 million ($1,986 psf) on Feb 2. A 2,304 sq ft unit on the second floor changed hands for $4.6 million ($1,997 psf) on Jan 21.
According to caveats, the last penthouse resale at Belle Vue Residences was for a 2,271 sq ft unit that was sold for $3.25 million ($1,431 psf) on April 7 last year.

Based on data compiled by EdgeProp Singapore, the average resale price at Belle Vue Residences over the past 10 years is about $1,980 psf. The average rent over the same period is about $3.90 psf per month (pm), giving an implied yield of 2.3%. Rents have ranged from $3 psf pm to $4.70 psf pm.
Belle Vue Residences is close to Dhoby Ghaut MRT Interchange Station, which serves the North-East, North-South and Circle Lines, and Fort Canning MRT Station on the Downtown Line. The condominium is also near the F&B and entertainment amenities located in the Clarke Quay and Dhoby Ghaut areas.
