SINGAPORE (EDGEPROP) - A food factory located at 30 Tuas Link 2 is up for sale via an expression of interest at an indicative price of $52 million, according to investment management firm Colliers.

The leasehold property is a seven-storey industrial building located within the JTC Tuas Food Zone. Located at the junction of Tuas Link 2 and Tuas West Drive, the industrial building occupies a land area of 107,713 sq ft and a gross floor area of 268,863 sq ft.

Under the URA’s Master Plan 2019, the land parcel is zoned for Business 2 (Industrial) use with a plot ratio of 2.5. The site has a leasehold tenure of 30 years from the JTC, with about 19 years remaining, and the land premium is fully paid.

Currently, the property is approved for the manufacturing of creamer and beverages. Facilities include a 25m-high warehouse fully equipped with an automated storage and retrieval system, loading bays with dock levellers, an ancillary office, mezzanine floors, and recreational areas including a gym.

The property is a 2-minute drive to the Tuas Checkpoint, and within walking distance of Tuas Link MRT Station. (Check all latest property transactions in Singapore)

The expression of interest exercise will close at 3pm on April 7.
