Four freehold residential landed plots at Upper East Coast Road up for sale at $32.2 mil

SINGAPORE (EDGEPROP) - Four freehold landed plots located at 92B, 94G, 96 & 96A Upper East Coast Road are being put up for sale by expression of interest (EOI). The indicative price for all four plots is $32.2 million. Based on the total land area of 19,653 sq ft, this works out to $1,638 psf.
The four plots are all zoned for residential use under the URA 2019 Master Plan, with a plot ratio of 1.4.

92B Upper East Coast Road has a land area of 3,980 sq ft with a two-story semi-detached home currently on the property. 94G has a land area of 7,213 sq ft, housing a 2-storey detached home.

Meanwhile, 96 and 96A Upper East Coast Road have land areas measuring 4,232 sq ft and 4,238 sq ft respectively, with two adjoining semi-detached houses on the properties.
Buyers will be able to buy all four plots or purchase individual plots.

The future buyers of the plots will be able to redevelop the properties, says Melvalyn Peck, associate senior group district director at Huttons Group. Huttons has been appointed the marketing agent for the properties.
“Buyers have the flexibility to redevelop into four detached and one semi-detached, or two detached, one semi-detached and three terraces, or any other possible combination, subject to verification,” she says.
She believes the plots will appeal to multi-generational families who are looking for large land plots to house the whole family. “Furthermore, such nice regular plots at a convenient and exclusive location are really hard to come by,” she remarks.

Lee Sze Teck, Huttons’ senior director of research, expects the $1,638 psf price for the plots to fuel keen interest from potential buyers. “Compared to many recent landed transactions in District 15 which have crossed $2,000 psf, this is a very attractive price,” he says.

The plots are around 340m away from the upcoming Siglap MRT station and are adjacent to the Siglap Linear Park Connector. East Coast Park and Siglap Centre are also within close proximity.
The EOI exercise for the four plots will close on April 19.
