SINGAPORE (EDGEPROP) - A freehold detached house at Branksome Road, off Tanjong Katong Road in District 15, will be put up for auction by Huttons Asia on March 15.
The property has a guide price of $10.8 million, which works out to $2,456 psf on its land area of 4,398 sq ft. The two-storey house has a floor area of 4,581 sq ft and comes with an outdoor area with a swimming pool.
James Wong, Huttons Asia’s head of sales & auction, notes that the property is located in a highly coveted landed residential area, close to East Coast Park. “Asia, “The location also boasts easy accessibility via all modes of transport. Changi Airport is just a 12-minute drive via East Coast Parkway (ECP), while Raffles City and Raffles Place (CBD) are just 10 and 14 minutes away by car, respectively, via Nicoll Highway and ECP,” he adds.
Lee Sze Teck, senior director of research at Huttons Asia, points out that landed property values in District 15 have seen an uplift following the progressive gentrification of the area, and the development of the Thomson-East Coast line.
He continues: “Recent sales in the vicinity include an old house on a sprawling freehold site of about 25,680 sq ft along Wilkinson Road that was sold for $55.5 million or $2,161 psf on land area. This is the highest land rate for a landed parcel of this size in District 15.”
