The Borough of Barnet in Zone 3 of north London is one of the hottest regeneration areas in the capital today. Two of its most important regeneration projects are West Hendon Estate and Brent Cross Town.
West Hendon Estate’s location in the heart of the borough means it is on one of the main arteries into the city. With quick and easy access into central London via the Northern Line, Heathrow Airport just half an hour away, and the North Circular and M1 motorway within a 10-minute drive, it’s easy to get into, out of, and around the city.

Brent Cross Town is situated next to West Hendon and has £7 billion being invested into it. The area will see massive redevelopment in terms of shopping and commercial office space, as well as a new Thameslink Station called Brent Cross West.
West Hendon is only a 10-minute bus ride from all of the commercial and retail space that Brent Cross has to offer. It’s also less than 20 minutes to the King’s Cross area, which has proved itself as the perfect case study for regeneration projects in London. The transport hub is now also London’s newest tech hub, so you can not only hop the Eurostar to Paris from St. Pancras International, you can also find global tech giants such as Google, Meta, Huawei, and YouTube based there.

Areas of regeneration in London have a positive impact on property values, and prices have steadily increased by 1.5% over and above wider house price growth each year. Barnet will be no exception; the 27,000 jobs that will be created at Brent Cross and the large annual intake of overseas students at Middlesex University – which account for 28% of the students there – will ensure both the sales and rental markets remain strong in the borough.
Barnet is forecasted to have the highest increase in capital value over the next five years of any of London’s boroughs at 24.4%. Rental values are also expected to increase by a whopping 17.7% over the same period, making it the joint-highest increase of any London borough. Barnet provides a great opportunity for investors, whether they are looking to live in the property themselves or rent it out.
