IOI Central Boulevard Towers to feature ‘largest urban sky park’ in Marina Bay

SINGAPORE (EDGEPROP) - IOI Central Boulevard Towers, the Grade A office development by IOI Properties Group in Marina Bay, is slated for completion in 3Q2023. Comprising two office towers of 16 and 48 storeys sitting on top of a seven-storey podium, the development will have 1.26 million sq ft of office space and 30,000 sq ft of retail and F&B upon completion.
Biophilia is a key component of the development, with a large portion of the site dedicated to greenery. This includes Central Green, a massive 120,000 sq ft park on level seven of the development. Described as the “largest urban sky park” in the Marina Bay district, Central Green will feature an expanse of landscaping stretching 160m long, or the equivalent of three Olympic-sized swimming pools laid end-to-end.
According to the developer, Central Green is modelled as a miniature Singapore Botanical Gardens or Gardens by the Bay. More than 68,000 plants will be housed at the park, with 18 specially-curated species. The plants will combine colours, textures and forms to provide a verdant landscape with a visual treat and air-filtering advantages.

The park will house a 200m jogging track, marking another first in the district and meeting pods and quiet areas for informal discussions or contemplation. There will also be a restaurant where guests can dine, overlooking panoramic views of Marina Bay.

Other features at the development include end-of-trip facilities for those commuting to the office by cycling, a childcare facility, efficient office layouts with column-free floor plans, and integration of smart touchless technology at gantries and entrances. The development also has sheltered connections to four MRT Stations — Downtown, Marina Bay, Raffles Place and Shenton Way. Link bridges will connect it to neighbouring developments, One Raffles Quay and Asia Square.
According to the developer, Central Green’s positioning as the focal point of the development is a response to intensifying demand for workplaces that prioritise health, well-being, productivity and sustainability. “Building a green, sustainable future is in the DNA of IOI Properties Group, and we spare no effort to set new benchmarks in urban green buildings with the IOI Central Boulevard Towers,” says Lee Yeow Seng, executive vice chairman of IOI Properties.
The development has achieved the Building and Construction Authority’s (BCA) Green Mark Platinum Award and the BCA Universal Design Mark Gold Award. Karen Lau, IOI Properties’ head of business, says that the development has achieved a “robust occupancy rate”, which she attributes to IOI Central Boulevard Towers fulfilling the needs of the modern workforce. “Our design concept has struck a firm chord with the market.”
In September, it was reported that tech company Amazon had signed a lease for 369,000 sq ft of office space at development.
