Juniper Hill hits new price high of $3,063 psf

SINGAPORE (EDGEPROP) - Juniper Hill recorded a new psf price high following the sale of a two-bedroom premium unit on Aug 2. The 657 sq ft apartment was sold by developer Allgreen Properties for $2.01 million, which works out to $3,063 psf. This marks the highest psf price transacted at the development since its launch in May 2019, and the highest psf price among all condominiums for the period of July 29 to Aug 7.
Juniper Hill is a freehold development currently under construction on Ewe Boon Road, in District 10’s Bukit Timah-Tanglin enclave. There is a total of 115 units in the 12-storey tower. Units comprise a mix of two- to five-bedroom apartments, with sizes starting from 581 sq ft and going up to 2,217 sq ft.

To date, 60% of units at Juniper Hill have been sold at an average price of $2,799 psf, based on caveats lodged. The development, slated for completion this year, has seen an uptick in sales, with 31 units sold by the developer to date this year, surpassing the 25 units sold in 2021. Prices for units sold this year have ranged between $2,795 and $3,063 psf.

Juniper Hill is within walking distance of Stevens MRT Station along the Downtown Line. The station will also be an interchange for the Thomson-East Coast Line. The interchange is part of the third batch of stations along the Thomson-East Coast Line that are slated to open by this year.
Kopar At Newton is another upcoming development that clocked a new psf price high during the period in review, after a two-bedder measuring 614 sq ft was sold by its developer for $1.7 million, or $2,772 psf, on Aug 7. The unit sold is located on the 16th floor.
Kopar At Newton is a 378-unit luxury condo that is being developed by CEL Development, the property arm of listed construction company Chip Eng Seng. The 99-year leasehold project is located along Kampong Java Road, off Bukit Timah Road in prime District 9.

The development is made up of two 23-storey towers with a total of 378 residential units. Units comprise a mix of one- to five-bedroom apartments with sizes ranging between 517 and 1,819 sq ft. It also has three penthouses, with sizes ranging from 2,960 to 3,305 sq ft.
The property is within walking distance of Newton MRT Station, which is an interchange for the North-South and Downtown Lines. It is targeted for completion in 2023.
Kopar At Newton was launched for sale in April 2020, amid tightening safety measures in response to the pandemic. The developer was able to sell 77 units on its first day of sales on April 4 at an average price of $2,350 psf, right before the “circuit breaker” period came into effect and sales galleries were shut down.

Since then, sales at Kopar At Newton have been consistent. To date, 81% of units at the development have been sold at an average price of $2,369 psf, based on caveats lodged.
Another upcoming project that recorded a new psf price high during the period is The Landmark on Chin Swee Road in District 3. The sale of a 495 sq ft, two-bedroom unit set a new psf price high for the development after it was sold for $1.3 million ($2,627 psf) on Aug 1.

The Landmark is a 99-year leasehold development by a consortium comprising MCC Singapore, SSLE Development and ZACD Group. The project comprises 396 residences made up of one- to three-bedroom units, with sizes ranging from 495 sq ft to 1,141 sq ft.
The project was launched for sale in November 2020, with 110 (28%) units sold at an average selling price of $2,250 psf during its launch weekend. Since then, 44% of units have been taken up at an average price of $2,189 psf, based on caveats lodged as of Aug 16.
No new psf price lows were recorded during the period.
