Sentosa Cove condo changed hands at $1,368 psf

A 2,777 sq ft unit at Turquoise in Sentosa Cove changed hands on June 23 for $1,368 psf. In the project, only one transaction fetched a lower price per square foot historically – a 2,185 sq ft unit which sold for $1,327 psf last year.

The transaction resulted in a staggering loss of $3.36 million, or nearly 50%, to the seller who had bought the unit at $2,580 psf in 2007.

Turquoise is a 91-unit low-rise development with views of the waterway. The project was completed in 2010.

Units at Turquoise were transacted at an average price of $2,602 psf in 2007, the year it was launched. Prices have moderated to $1,480 psf on average over the past two years.

Another 2,777 sq ft unit is being listed on TheEdgeProperty.com at $1,505 psf, which could transform into the next value deal.
