Three-bedroom unit at Reflections at Keppel Bay for sale at $2.45 mil

SINGAPORE (EDGEPROP) - A three-bedroom unit measuring 1,550 sq ft at Reflections at Keppel Bay will be put up for auction by Knight Frank on Nov 27 for $2.45 million ($1,581 psf). It is an owner’s sale.
The 10th-floor unit has a spacious layout and looks out to the greenery at Keppel Golf and Country Club. It is currently tenanted at $6,400 a month until May 2021.

The unit was previously purchased for $2.66 million ($1,719 psf) in November 2007 as a new sale. Transactions of other similar-size units facing similar greenery views in the past decade have ranged between $1,292 and $2,306 psf.
Developed by Keppel Land, the 99-year leasehold condominium comprises 1,129 units, across six towers of between 24 and 41 storeys in height, as well as 11 six- to eight-storey villa apartment blocks. Facilities at the condominium include swimming pools, children’s pool, barbecue pavilions and tennis courts, and a gym. It was completed in 2011.
The distinctive curvilinear sail-like buildings at Reflections at Keppel Bay were designed by world-renowned architect Daniel Libeskind. Built on 84,000 sq m (904,200 sq ft) of land, units enjoy views of the Keppel Marina and the sea, or the greenery at Keppel Golf and Country Club. Club. However, under the Master Plan 2019, the Keppel Golf and Country Club will be rezoned for redevelopment into 9,000 new homes — both private and public housing — as part of the Greater Southern Waterfront (GSW).
Reflections at Keppel Bay is a five-minute drive to VivoCity and 10-minute drive to Sentosa. Nearby green spaces include Mount Faber Park and Telok Blangah Hill Park. It is also an eight-minute drive to Grade-A offices at Mapletree Business City in Pasir Panjang, and a 10-minute drive to the CBD.
The project will be within the GSW, which will be six times the size of Marina Bay, and have residential projects, offices and lifestyle amenities. It will be completed in the next five to 10 years. Pulau Brani in the south will also be redeveloped into a leisure and tourism destination, as part of the Sentosa-Brani Master Plan.
Nearby, transactions of three-bedroom units at Caribbean at Keppel Bay of between 1,206 and 1,636 sq ft have ranged between $1,181 and $1,608 psf year to date. The 969-unit condominium by Keppel Land is 99-year leasehold and was completed in 2004.
At the newer Corals at Keppel Bay, completed in 2016, transactions for three-bedroom units of between 1,184 and 1,593 sq ft year to date have ranged between $1,865 and $2,080 psf. The development, also developed by Keppel Land, comprises 366 units.
