Van Holland achieves new high of $3,070 psf
SINGAPORE (EDGEPROP) - In this column, we look at condominium projects that have achieved new highs in terms of psf price and those that have seen new lows, based on URA Realis data for the period of Sept 24 to Oct 3.

Highest psf transactions

Van Holland topped the list in terms of new psf price highs after a unit measuring 1,055 sq ft changed hands for $3.24 million, or $3,070 psf, on Sept 30. The fifth-floor unit is a three-bedder that comes with a study room.
Developed by Koh Brothers Group, Van Holland is slated for completion in 2024. Located just a three-minute walk away from Holland Village in prime District 15, the project comprises 69 units spread across three low-rise blocks.

One-bedroom units start from 495 sq ft and the largest four bedroom-with-attic units are 1,991 sq ft. All units will have a 3.1m ceiling height in the living areas, balconies and bedrooms.
Since its launch in January 2020, 19 or 28% of the units at Van Holland have been sold, with an average psf price of $2,948 achieved, based on caveats lodged.
The Holland Village MRT Station along the Circle Line is three-minute walk from the development, while Orchard Road is less than a 10-minute drive away. In addition, residents can get to the CBD within 15 minutes.
Another development that saw a new psf price high is Mayfair Gardens, after an 829 sq ft unit located on the fourth floor was sold for $1.8 million on Sept 28, translating to $2,166 psf.
The 99-year leasehold condominium is part of Oxley Holdings’ Mayfair Collection, which comprises Mayfair Modern and Mayfair Gardens. Situated on Rifle Range Road in the prime Bukit Timah area in District 21, Mayfair Collection is near the upcoming Beauty World Integrated Transport Hub.
Mayfair Gardens comprises 215 one- to four-bedroom apartments starting from 495 sq ft, as well as six penthouses of between 1,539 and 1,733 sq ft. In total, there are four 5-storey blocks.

The development is a five-minute walk from King Albert Park MRT Station on the Downtown Line. It is near reputable schools such as Methodist Girls’ School, National Junior College and Singapore Chinese Girls’ School.
The development is also surrounded by green spaces such as Bukit Timah Nature Reserve, the Rail Corridor and the future Rifle Range Nature Park.
Mayfair Gardens is scheduled for completion in 2024. To date, 192 or 89% of units have been sold at an average psf price of $1,931.
New low

VA Residences saw a new low psf price following the sale of a 1,690 sq ft penthouse unit for $1.88 million, or $1,112 psf, on Sept 24.
This marks a new all-time low for the freehold boutique development, which was completed in 2016. Developed by Wang Yang Development, the development is located on Boon Teck Road in District 12.
VA Residences has a total of 52 units comprising one- and two-bedders with sizes starting from 506 sq ft. The penthouse unit sold on Sept 24 is a two-bedroom duplex, which comes with a private swimming pool and roof terrace.

The apartment is within easy walking distance to Shaw Plaza and Zhongshan Mall. It is also less than 500m away from popular eateries such as Wheeler’s Yard and Founder Bak Kut Teh.
