新加坡(EDGEPROP)-- 位于吉士德路32号和34号 (32 and 34 Gilstead Road) 的两块永久产权住宅用地已出售,要价为 9,180 万新元。该要价已包括估计的开发费用,折算成地价的容积率约为每平方英尺 2,001 新元。Edmund Tie是唯一的营销代理。
该地块位于第11区黄金地段的Gilstead residential 高原,其面积为 43,457 平方英尺。根据2019年的发展蓝图,该地块被划为容积率1.4 的住宅区。根据Edmund Tie的阐述,该地块可重建为一栋最多拥有56个单位的公寓项目,但须经批准。
Edmund Tie投资咨询服务的执行董事Swee Shou Fern表示:“该物业由某个家族持有,并提供了一个立即重建的特殊机会,而不必处理不确定的集体出售时限。该地块的容纳量和优越的地理位置进一步地增强了该开发商对物业的兴趣。”

该地块靠近诺维娜 (Novena) 的各种设施,包括大华广场 (United Square)、诺维娜广场 (Novena Square) 和百慕乐商场 (Balmoral Plaza)。而附近热门的学校有英华学校(经禧)(Anglo-Chinese School (Junior))、英华学校(小学)(Anglo-Chinese School (Primary))和圣约瑟书院附小 (St. Joseph’s Institution Junior)。
该物业的招标活动将于10月27日截止。
