999-year leasehold office floor at Beach Road on the market for $5.6 mil

A strata office floor located at Evershine & Century Complex, 43C Beach Road, has been listed for sale to the tune of $5.6 million. The 999-year leasehold strata unit is to be sold via an expression of interest (EOI) exercise managed by CBRE Singapore.

Evershine & Century Complex is a five-storey commercial development with commercial shops on the ground floor and offices on the upper floors.

The unit for sale is the fourth-floor space and has a strata area of approximately 2,530 sq ft, as stated by CBRE. It features a regular floor plate and is served by a passenger lift. The guide price translates to approximately $2,213 psf on the strata area.

Evershine & Century Complex is located near four MRT stations; Bugis, City Hall, Esplanade and Bras Basah. It is also connected to major roads and expressways including Nicoll Highway, Central Expressway and East Coast Parkway.

“Given its strategic location in the heart of Bugis, we expect strong interest from both investors and owner-occupiers for [the office space]. This opportunity to own a 999-year strata office floor of a palatable quantum in the prime Bugis precinct is rare,” says Michael Tay, head of capital markets, Singapore, at CBRE.



He adds that investors and end-users could look forward to tapping into the development of the area into a key commercial hub close to the CBD. With new projects nearby like The M, Shaw Towers, and the redevelopment of Golden Mile Complex, Tay believes that the property presents an opportunity for investors and occupiers.

The EOI exercise for the sale of the strata office floor closes on Feb 7.
