Boutique property group Aw & Sons Capital has launched Mber Co-Living & Serviced Apartments, a purpose-built co-living and serviced residence development at Teck Chye Terrace in Serangoon.

Located at the corner of Boundary Road and Upper Serangoon Road, the project occupies the site of the former Lim Tua Tow Market, also known as Gor Kok Jiok. It redevelops a row of 15 shophouses, five of which were already owned by Aw & Sons before the group acquired the remaining 10 units for $39 million in 2020.

Aw & Sons says the project was conceived as an alternative to both traditional serviced apartments and conventional co-living offerings. It is targeting “a new generation of globally mobile residents” seeking greater flexibility and a stronger sense of community.

The development has 61 spaces, with a mix of co-dwelling rooms and serviced apartments. Its architecture, designed by Formwerkz Architects, draws inspiration from the former market through features such as gable forms, open circulation and natural airflow, while introducing contemporary communal spaces. Interiors were designed by homegrown studio Afternaut.

"By weaving Singapore's cultural identity into contemporary design, Aw & Sons Capital seeks to create destinations that are enduringly relevant, authentic and deeply rooted in the local context," says Josh Hu, the firm’s managing director.

Residents will also have access to co-working spaces, rooftop gardens and wellness facilities, including GYMber, the property's hybrid indoor-outdoor fitness concept.

Launch rates for co-dwelling rooms start from $150 per night before GST, while serviced apartments are priced from $430 per night before GST for a three-bedroom unit. The serviced apartments require a minimum stay of six nights.
