Coastal Cabana EC draws over 4,000 visitors on preview weekend

Coastal Cabana, the newest executive condominium (EC) in Pasir Ris, opened for preview on Dec 6 and drew more than 4,000 visitors by 4.30pm on Dec 7 (today).

“The response during the first weekend is encouraging — even during the December holiday period,” says Du Dexiang, managing director of Qingjian Realty.

The 748-unit EC is developed by Qingjian Realty, Forsea Holdings, ZACD Group and Jianan Capital. It marks the first new EC launch along Jalan Loyang Besar in more than 12 years — a gap that the joint-venture partners aim to fill, following the 495-unit Sea Horizon next door in 2013.

Sitting on a 99-year leasehold site of 305,757 sq ft, Coastal Cabana comprises 16 blocks of 11- and 12-storey towers. Unit types range from three- to five-bedroom layouts sized 872 to 1,421 sq ft.



Pricing and buyer appeal

At Coastal Cabana, prices start from $1,639 psf. Three-bedroom units are priced from $1.438 million ($1,649 psf), with four-bedroom units starting from $1.623 million ($1,639 psf).

“We are heartened by the level of interest from both first-timers and upgraders, who are drawn to the project’s wide variety of unit sizes and functional layouts that cater to different budgets and family needs,” says Wang Xin, director of Forsea Holdings.

E-applications opened on Dec 6 and will close on Dec 21. The sales launch is scheduled for Jan 17, 2026.

First of two EC launches in 2026

Coastal Cabana is one of only two ECs launching in 2026, and the first to reach the market. Both ECs are located in the East.

“Coastal Cabana will be the second EC in Pasir Ris to offer sea views,” notes Lee Sze Teck, senior director of data analytics at Huttons Asia, in a report on Dec 3. The project will also adopt the HDB balloting system, allowing both first- and second-timers to book units on the same day.

The other EC slated for launch in 2026 is Rivelle Tampines, located beside Pinery Residences, a mixed-use development that will eventually connect to Tampines West MRT Station via an underground link.

Record EC sales in 2025

Two ECs were launched this year. Aurelle of Tampines (760 units), with 682 units (90%) sold during its March 2025 launch weekend, is now fully sold at an average of $1,766 psf (based on caveats lodged as at Dec 7).

Otto Place in Tengah (600 units) launched in July, moved 351 units (59%) in its first weekend, and has fewer than 20 units available. Its average price is $1,757 psf based on caveats lodged.

In total, buyers snapped up about 1,600 uncompleted EC units in 2025 — the highest annual EC sales since 2021. Fewer than 20 EC units remain unsold as at 4Q2025, according to Huttons.

Policy reviews could expand the EC buyer pool

The strong demand comes amid potential housing policy changes that could expand the pool of EC-eligible buyers.

The Government is reviewing the current $14,000 monthly income ceiling for Build-to-Order (BTO) flats, says Huttons’ Lee. Any upward revision would also raise the income ceiling for ECs, currently at $16,000. “If the EC income ceiling is raised by $2,000, more buyers will qualify to purchase an EC,” he adds.

Lee also suggests reviewing the Mortgage Servicing Ratio (MSR) for HDB flats and ECs. “An increase from 30% to 35% will allow buyers to use more of their income to service the loan and potentially reduce the upfront cash component.”
