Eight years, 200 agents, $700 mil in deals: Vevien Ong and Bernard Ng on leading with purpose

At 31 and 30 respectively, Vevien Ong and Bernard Ng have built a team of more than 200 property agents under VevienOngDistrict at PropNex.

Together, the team, or “district”, has exceeded $1 billion in property transactions in 2025, across over 1,700 deals. Among the duo, they have handled more than $700 million in transactions for more than 500 clients.

The speed of the team's growth and depth of achievement are striking. VevienOngDistrict nearly doubled from roughly 100 agents in 2024 to over 200 last year. In 2025 alone, they produced 12 “Rising Millionaires” — an accolade awarded to high-performing agents who each earned at least half a million dollars in commission during the year.

What drives this success? The married couple point to frameworks and training systems. Underpinning it all is a leadership philosophy centred on purpose and mutual growth.



“We want to grow the team, not because of the numbers, but with the purpose of enabling more agents to achieve breakthroughs in their careers,” Ng says.

Leadership, for them, is an evolving practice centred on collaboration. It is "always a work in progress, and we learn a lot from our agents as well", Ong shares in an interview with EdgeProp Singapore.

Both emphasise two-way learning; they are as committed to growing alongside their agents as they are to developing them. Ng also describes it as a flat organisational structure with essentially no hierarchy. They often encourage leaders within the team to step up and helm initiatives.

“We fully trust them. Through that, we see their growth too, in both sales and leadership,” he adds.

For them, success means living a purpose-filled life and helping their agents achieve their goals so they, in turn, can be a blessing to their loved ones.

Ong and Ng hope to make their mark as leaders who walk the talk, are always on the ground and are problem solvers. Leaders who “give you that 110% when you give your 100%”, he notes.

Replicable frameworks and the VOD Playbook

This translates into the practical systems they build as well.

All district members can access their signature comprehensive guide, the VOD (VevienOngDistrict) Playbook. Packed with market insights and strategies, it covers the HDB resale and private residential segments, including resale condos, project new sales and landed property.

The playbook includes specialised presentation decks for consumers, an online resource repository catering to agents and providing leaders with teambuilding support, as well as dedicated in-house digital marketing specialists and trainers.

Real estate salespeople who join VevienOngDistrict receive close to 40 hours of structured training, complemented by a video training gallery, as part of their onboarding process.

Ong credits their team leaders with helping to develop these resources. “We always believe that is a team effort,” she says.

Their rapid growth kicked into high gear especially in the past year, when crossover agents — seasoned salespeople switching from other teams — saw breakthroughs in their own businesses. Many new agents also crossed six figures in their first year.

This demonstrates that “our frameworks and results are replicable, with a full systemised and tailored roadmap”, Ng shares.

Powered by data and tech

About 80% of their business comes from cold leads. When these strangers approach them, the couple shares insights from the VOD Playbook, built over years of practice — financial calculations, market trend analyses, transaction timelines, and historical performance data — and backed by clear examples and precedents.

This analytical rigour has earned them the trust of clients across diverse age groups: some younger than them, but most in their 30s, 40s and 50s.

“They choose us because we present this very, very clear analysis, rather than just speaking from our mouth with nothing to show,” Ng says.

The duo constantly upskills by attending PropNex training sessions and masterclasses while studying the latest market statistics. “Knowledge is power,” he adds.

PropNex's technology tools have been crucial, too. The agency has invested heavily in proptech, designing platforms like the Investment Suite and Business Suite with institutional-grade insights.

"It helps us to really get to data a lot faster," Ng says.

Cultivating relationships, adding genuine value

That said, for all their emphasis on data, technology and systems, many of the couple's memorable wins have also come from relationships fostered over time. They have journeyed with numerous clients, who have each completed four to six transactions with them in the past eight years.

Ong recalls a client who first approached her as a tenant looking for a rental unit. Pleased with her service, the client engaged her to sell their private property, netting over half a million dollars in profit.

She then helped them purchase a three-bedroom condo in Sentosa for their own stay and a two-bedroom unit in the city for investment. Subsequently, the client’s parents engaged her to rent out their property.

"They even attended our wedding," Ong says. "It is the relationship that has grown over many years that outweighs the transaction itself."

Likewise, Ng takes a similar approach, and recalls kind words from his clients when they received their keys or moved into their new homes.

Both he and his wife prioritise data-centric, transparent guidance that cuts through hype and noise. They have steered clients away from properties that their analysis deemed to be more illiquid or were in volatile segments of the market. Such units might be difficult to exit later or were likely to be loss-making, Ng notes.

“We are courageous enough to tell our clients what will not be suitable for them and to deter them from certain purchases,” he adds. “Then, we help them move on to something much better.”

They have pivoted their respective clients towards properties with high buyer or renter demand and strong historical growth trends, helping them build more robust retirement portfolios and nest eggs.

Personal stakes in the market

The couple practise what they preach. They own a two-bedroom condo and a landed property they are currently redeveloping — purchased before they turned 30.

"We don't come from money," Ng says. "We worked hard and built all of this ourselves, in the real estate industry.”

They have achieved ‘millionaire’ status — for realtors earning at least $1 million in commission in a year — for seven times in a row. In 2025, they also clinched the Champion Team, Champion Couple, Top Project Sales, Top Directors, Top Producers and Top Recruiter awards.

VevienOngDistrict collectively transacted close to $200 million in property value and generated over $2 million in total commissions last year.

The road to a 700-strong team

In the next three to five years, the couple will focus on scaling the district to about 500 to 700 agents, with their sights set on becoming PropNex’s top team.

A key focus for 2026 is brand building. "It's building a portfolio, building awareness, and building a legacy," he says. "We’re creating a collaborative brand that benefits not just us but also the agents."

As new parents to a daughter, Ong and Ng are balancing ambition with perspective. When burnout looms, they are reminded of the big ‘why’ behind their hard work: their family.

She adds: “We also remember that every setback or failure just brings us one step closer to achieving our goals.”

Over time, the duo’s measures of success have evolved. Beyond the awards and sales, what drives them now is also watching agents transform their careers and clients secure their financial futures.

Nearly eight years into their real estate careers, they have proven that building a large, high-performing team and maintaining quality, thoughtful guidance are not mutually exclusive — and that the frameworks they have created can scale without losing the personal touch that started it all.
