Far East Organization to launch Hillhaven on Jan 20; prices from $1,907 psf

Far East Organization and its joint-venture partner, Sekisui House, will launch Hillhaven, their 341-unit residential project in District 23's Hillview area, for sale on Jan 20. The development, which opened for preview last week, saw over 2,000 sales gallery visitors during its first preview weekend of Jan 5 to 7.

Located at 5 Hillview Rise, Hillhaven occupies a site spanning 111,945 sq ft. It comprises two towers, standing at 27 and 28 storeys tall, oriented with north-south facing. The 99-year leasehold project is expected to receive its temporary occupation permit by 3Q2027.

Five types of residences are available: two-bedroom units from 678 to 721 sq ft; two-bedroom-plus-study units of 797 sq ft; three-bedroom units from 947 to 1,141 sq ft; three-bedroom-plus-study units from 958 to 1,195 sq ft; and four-bedroom units from 1,259 to 1,636 sq ft. Selected three- and four-bedroom units will have double-volume ceilings in the living and dining areas.

In a Jan 10 press release, Far East Organization says early-bird prices for the units start from $1,907 psf, with a 678 sq ft, two-bedroom-with-two-bathroom unit starting from $1.37 million.

Hillhaven’s residents will have access to more than 30 facilities, including a 50m pool, a pickleball court, an urban farm for residents, a dedicated bikers’ corner, and barbecue pavilions that each come with a play area and spa pool.

“At Hillhaven, we have crafted more than a home,” says Shaw Lay See, COO of the sales and leasing group at Far East Organization. “Surrounded by lush greenery, yet strategically connected to nearby retail, dining, schooling and nature and outdoor recreation options, Hillhaven is the ideal home for those seeking a peaceful respite from the urban hustle without compromising on accessibility to essential amenities.”

The project is a four-minute walk to Hillview MRT Station on the Downtown Line. Other nearby amenities include the Hillview Community Club and malls including HillV2, The Rail Mall, West Mall, Hillion Mall and Junction 10. Nature and leisure parks like Bukit Timah Nature Reserve, Dairy Farm Nature Park, and Bukit Batok Nature Park are also within walking distance.

Educational institutions near Hillhaven include CHIJ Our Lady Queen of Peace (within 1km), Methodist Girls' School, Raffles Girls' Primary School, Hwa Chong Institution, National Junior College, and international schools like St Francis Methodist School and German European School Singapore.

“The Hillview precinct has consistently demonstrated property value appreciation over the years,” says Eugene Lim, key executive officer at ERA. Noting that median prices in District 23 rose 44.8% between 2019 and 2023, Lim believes Hillhaven stands out as an enticing prospect for home buyers. “Offering immediate accessibility and connectivity, Hillhaven capitalises on the precinct’s track record, making it an attractive choice for those seeking a sound investment.”

Mark Yip, CEO of Huttons Asia, notes that Far East Organization is “very familiar with the Hillview area”, having built developments in the vicinity such as Hillvista, The Lanai, The Hillier and HillV2. He adds: “With no new supply of private homes in Hillview, it underscores the unique and exclusive nature of this precinct as a residential enclave.”

Ismail Gafoor, CEO of PropNex, observes that Hillhaven has received strong interest from prospective buyers, bolstered by its location close to the Hillview MRT Station. “Looking at projects that were launched in 2023, we note that those that are within a short walking distance (less than five minutes’ walk) to an MRT station have done well and enjoyed healthy take-up rates, despite the tentative buying sentiment during the year,” he says.

The project is also poised to benefit from its location near the Jurong Innovation and Lake Districts, points out Ken Low, managing partner of SRI. He continues: “The upcoming Tengah township, with more than 30,000 new public homes planned, will also boast strong future secondary demand for Hillhaven.”

To achieve BCA’s Green Mark Platinum Super Low Energy rating, Hillhaven will incorporate green features such as energy-efficient air-conditioning systems, solar panels installed on-site, and smart demand controls for lighting and air-conditioning in common areas.
