In today’s fiercely competitive real estate industry, Fendy Lee stands out for his candour and compassion. As a senior chief district director at Huttons Asia leading the 330-strong RTD–Fendy Lee Group (FLG), one might expect a commanding, distant figure. Instead, he comes across more like a “friendly neighbourhood Spider-Man” — quick with humour, approachable, and able to light up a room with ease.
Under his two-decade leadership, FLG has grown into one of the industry’s most formidable divisions, producing numerous Top Rookie, Top Generation Z and Top Producer achievers annually, and generating almost $20 million in commissions in 2025.
Among his earliest recruits is Hugo Xu, who joined more than 15 years ago and has since become a consistent Top 100 Producer, earning accolades such as Huttons Rising Millionaire and Top Associate Group District Director.
FLG’s success, Lee emphasises, is not just built on structured training systems, real project exposure and knowledge-sharing sessions, but on his unwavering commitment to his agents — whom he regards as family.

Lee believes his role as a mentor goes far beyond driving sales performance. It is about journeying with his agents through life.
“Being good at sales does not make you a good mentor. You must truly enjoy sharing knowledge and nurturing people,” he says.
For every agent who joins FLG — whether a fresh graduate or a mid-career switcher — Lee makes time for one-on-one sessions to understand their goals and map out actionable steps aligned with their life aspirations, even if it comes at the expense of his own rest.
“I am with my agents every step of the way,” he says. “There was once I went through financial planning with a new agent from midnight till the next morning. The more he asked, the more I guided. By his second year, he became a millionaire.”
His approach varies by profile. Younger agents receive closer guidance and opportunities to shadow him in client meetings, deal closures and administrative processes. For mid-career entrants, Lee takes a more strategic approach, helping them leverage their networks to generate warm leads that often translate into stronger outcomes.

Lee’s care for his agents forms the foundation of FLG’s culture.
It is no surprise that many who join him early in their careers remain with the team for years. One example is Jonathan Ong, now a senior associate district director. The two met when Ong was still single, and Lee has since witnessed key milestones in his life — from marriage to raising a family.

FLG has also seen strong family-linked referrals. The team’s top-performing couple, Ernest Tay and Lynn Ong, joined together and have consistently ranked among the Top 100 Producers. They later referred family members Jianlong Ong and Kenix Chong, who in turn brought in Celeste Ong.
“I think it’s the law of attraction,” Lee says. “I always encourage my agents to find the right motivation. Work hard not just for yourself, but for your loved ones. People with similar values will naturally come together.”

While culture is critical, Lee recognises that sustaining long-term performance requires more than support. In a rapidly evolving market, adaptability is essential.
He has invested significant effort into understanding AI and integrating it into FLG’s operations. Today, the team uses technology to build websites, generate data insights and run analyses with far greater efficiency than before.
New agents are trained using Lee’s proprietary framework, The Complete Circuit (TCC), which focuses on four core areas: lead generation, research and reporting, technical analysis, and soft skills development — all aimed at building a sustainable and consistent income stream.
But Lee’s role does not end with systems.
“A framework alone is not enough,” he says. “It needs a power source.”
He sees himself as that constant driver, providing personalised guidance and regular check-ins to ensure agents stay on track.
“I see myself as the AI prompter,” he adds. “I give the right ‘prompt’ so my agents move in the right direction.”
Lee is also quick to identify agents with leadership potential, even if they did not thrive in previous environments. By recognising their strengths early, he creates pathways for them to grow into team leaders and eventually scale their careers.

Despite the infrastructure and resources in place, Lee believes mindset remains the most critical factor.
He recalls an agent who took months to close his first deal, despite doing everything right. Instead of giving up, the agent stayed disciplined — attending every appointment regardless of deal size. Today, he is one of FLG’s longest-standing top producers.
Others may find early success through luck, but Lee believes long-term success is built on discipline, consistency and gratitude.
“Real estate is a lifelong career,” he says. “Treasure every opportunity and believe in yourself. You will reap what you sow.”
Lee’s grounded leadership style offers a refreshing perspective in an industry often driven by speed and scale — one that continues to attract agents looking to build not just a career, but a lasting journey in real estate.
