A Perennial Holdings-led consortium has sold the first Aman-branded residence at The Skywaters for a record $6,501 psf, setting a new benchmark for a 99-year leasehold residential project in Singapore.
The 1,798 sq ft, three-bedroom unit on the 30th floor fetched $11.69 million, according to a caveat lodged on Oct 8. URA Realis data shows the buyer is a Singapore Permanent Resident (PR).
Earlier this month, Perennial Holdings and its joint venture partners announced the debut of Aman Singapore, the ultra-luxury hospitality brand’s first presence in the city. The property will occupy the 24th to 26th floors of the 63-storey mixed-use development, while the Aman-branded residences are located on the 28th to 30th floors.

This latest sale surpasses the previous record of $6,100 psf, achieved in May 2024 when a 7,761 sq ft penthouse on the 57th floor of Skywaters Residences was sold for $47.34 million. The buyer was a foreign national, although the country of origin was undisclosed, based on URA data. Including the latest transaction, three units have been sold at Skywaters Residences since last year. In June 2025, a 5,285 sq ft, five-bedroom unit on the 55th floor changed hands for $30.87 million, or $5,841 psf. The buyer was also a PR, according to URA records.

The Aman-branded residences comprise a mix of one- to five-bedroom apartments, offering panoramic views of the Singapore skyline. Among the amenities offered is the Aman Spa, which will occupy an entire floor and feature an infinity-edged pool and several of the brand’s signature wellness concepts. It will be open to both Aman residents and hotel guests.
According to URA data on uncompleted projects, Skywaters Residences comprises 146 units spanning the 31st to 63rd storeys. In addition to the 44 Aman-branded residences, the tower houses a total of 190 luxury homes.
The residential tower forms part of The Skywaters, a landmark mixed-use project by a Perennial Holdings-led consortium that also includes Grade-A offices on the 3rd to 22nd floors and a basement retail mall connected directly to Tanjong Pagar MRT Station on the East-West Line.
At 305m, The Skywaters will be Singapore’s tallest skyscraper when completed in 2028. Designed by world-renowned architecture firm Skidmore, Owings & Merrill (SOM), the development transforms the former AXA Tower at 8 Shenton Way into a new icon in prime District 1, within the Core Central Region.
With Aman’s arrival and record-setting sales, The Skywaters is poised to redefine ultra-luxury urban living in the heart of Singapore’s CBD.
