A five-room HDB flat at 306D Punggol Drive was recently sold for $1.47 million ($929 psf), marking a new record high for five-room flats in Punggol. Located on the 16th to 18th storeys, the subject flat measures a spacious 1,582 sq ft and has a remaining lease of around 85 years.

Aside from its long remaining lease, the subject flat’s close proximity to Punggol MRT Station, Punggol Bus Interchange, Waterway Point and One Punggol could have contributed to its high transacted price (see Map 1). Additionally, five primary schools are within a 1km radius, namely Edgefield Primary School, Oasis Primary School, Punggol Green Primary School, Punggol View Primary School and Valour Primary School.

The price fetched by the subject flat surpasses the previous high of $1.23 million ($767 psf), which involved a 1,604-sq ft flat at 267B Punggol Field that was sold in April 2025. This flat has a slightly longer remaining lease of approximately 86 years. It is also located within a 1km radius of the subject flat (see Map 2).

At the time of writing, 48 five-room flats in Punggol have been sold this year, at prices ranging from $580,000 to $1.47 million. Notably, only three flats have been sold for at least $1 million (see Table 1).

Additionally, the price paid for the subject flat is the only one that crosses the $1.3 million threshold. This year’s next highest price paid is $1.219 million ($770 psf) for a 1,582-sq ft flat at 306C Punggol Place.
