Last month, a five-room HDB flat at 279B Sengkang East Avenue was sold for $1.1 million ($912 psf), marking a record high for five-room flats in Sengkang. The subject flat is located on the 10th to 12th storeys and measures 1,206 sq ft. It has a remaining lease of approximately 88 years, as its lease commenced in 2015.

The subject flat is part of Compassvale Ancilla. This HDB project comprises ten 15-storey towers housing a total of 1,036 homes, featuring a mix of studio apartments and three-room to five-room flats. The flats were launched for application under HDB’s Build-To-Order (BTO) exercise in March 2011.

The price fetched by the subject flat surpasses the previous high of $1.062 million ($881 psf), which was chalked up in November 2025 by a flat at 217A Compassvale Drive. Last year, 643 five-room flats in Sengkang were sold, but only 10 of them fetched at least $1 million for their sellers (see Table 1).

The subject flat is adjacent to Buangkok MRT Station, Sengkang Grand Mall and Buangkok Hawker Centre. Schools within a 500 m radius include North Vista Primary School, Palm View Primary School and Nan Chiau High School. Its close proximity to these amenities could have contributed to its record-high price.

The flat along Compassvale Drive, which commanded the second-highest price, is a short walk from the subject flat (see Map 1). However, it is nearer to Sengkang MRT Station, Kopitiam Square and Compass One. It also has a slightly longer remaining lease of approximately 90 years.
