A five-room HDB flat at 217A Compassvale Drive was recently sold for $1.062 million ($881 psf), marking a record high for five-room flats in Sengkang. The 1,206-sq ft flat is part of Compassvale Mast, which features 928 homes comprising a mix of three-room to five-room flats. The subject flat is located on the seventh to ninth storeys.
The recent transaction surpassed the previous high of $1.058 million ($877 psf), set in April for a five-room flat on the 13th to 15th storeys of 279B Sengkang East Avenue. Despite being located a short walk from the subject flat, the 1,206-sq ft flat along Sengkang East Avenue is not part of the same HDB project (see Map 1).

Both flats have long remaining leases, which could have contributed to their high prices. The lease of the subject flat commenced in 2017, leaving it with a remaining lease of 91 years. The flat along Sengkang East Avenue is two years older, so it has a remaining lease of 89 years.
The close proximity of the subject flat to Sengkang MRT Station, Sengkang Bus Interchange, Compass One, and Kopitiam Square could have given a boost to its price. Furthermore, the subject flat is also within a 1 km radius of nine schools, including Anchor Green Primary School, Compassvale Primary School, Nan Chiau Primary School, North Vista Primary School, Palm View Primary School, Sengkang Primary School, Springdale Primary School, Nan Chiau High School and Sengkang Secondary School.
Likewise, the flats along Sengkang East Avenue is near many amenities. Residents of these flats benefit from being a short walk from Buangkok MRT Station, Buangkok Bus Interchange, Sengkang Grand Mall, and Buangkok Hawker Centre. The flats are also within a 1 km radius of nine schools, namely Anchor Green Primary School, Nan Chiau Primary School, North Vista Primary School, Palm View Primary School, Punggol Primary School, Sengkang Primary School, Nan Chiau High School, North Vista Secondary School, and Sengkang Secondary School.
Thus far this year, only seven five-room flats in Sengkang have fetched at least $1 million. Given their long remaining lease and proximity to amenities, it is not surprising that the majority of them are located along Compassvale Drive or Sengkang East Avenue (see Table 1).
