A four-room flat at 154B Bedok South Road was just sold for $1.19 million ($1,188 psf), setting a new record high for four-room flats in the East region. Located on the 16th to 18th storeys, the subject flat measures 1,001 sq ft and has a remaining lease of approximately 94 years.
This sale breaks the previous record held by another four-room flat in the same block, which was sold in April 2026 for $1.17 million ($1,168 psf), and covered by EdgeProp. Both flats are part of Bedok South Horizon, which comprises eight blocks of 16 to 18 storeys featuring 940 flats in total. The development is located next to Temasek Primary School and Siglap Community Club, and directly across from Temasek Secondary School.
The high price likely reflects the subject flat's long remaining lease and short walking distance to the upcoming Bedok South MRT Station, opening in the second half of 2026. As part of the completed Thomson-East Coast Line, it will offer residents direct rail access to the city centre and Changi Airport, while interchange stations with the Downtown Line at Sungei Bedok MRT Station and the East-West Line at Expo MRT Station further broaden connectivity.

This record-breaking sale continues a trend of Bedok South Horizon four-room flats setting new benchmarks in the East. Notably, all of the 10 highest four-room HDB resale transactions in the region come from the project.
The development’s proximity to the Bayshore precinct and East Coast Park further enhances its appeal. The development will also benefit from planned developments around the Bedok South MRT station, where a 99-year site is slated for mixed-use development, including 1,280 residential units, a retail mall connected to the MRT station, and a new bus interchange. A Frasers Property-led consortium submitted the top bid of $2.13 billion for the site and if awarded, it would mark only the third time a GLS site has exceeded $2 billion.
Nearby, a plot of land next to the Bayshore MRT Station is undergoing a similar transformation. Bidding for the site concluded last year and has since been launched as Vela Bay, a 515-unit development marking the first private residential launch in the new Bayshore precinct. 72% of units sold during its launch weekend in April and were sold at an average price of $2,886psf.
Ultimately, the latest record-breaking deal for Bedok South Horizon’s four-room flats, identical in size, block, and storey range as the previous record-setting flat, underscores the continued strong demand within the development.
