A four-room flat was just sold for $1.32 mil, setting a new record-high for such flats in Toa Payoh

A four-room HDB flat at 115C Alkaff Crescent was recently sold for $1.32 million ($1,264 psf), marking a record high for four-room flats in Toa Payoh.

The 1,044-sq ft flat is part of Alkaff Lakeview in Bidadari, a neighbourhood within Toa Payoh town. This HDB project comprises three 17-storey towers housing a combined total of 531 homes featuring a mix of three-room and four-room flats. The flats were launched for application under HDB’s Build-To-Order (BTO) exercise in November 2015.

Located on the 13th to 15th storeys, the subject flat has a remaining lease of approximately 94 years, indicating that the seller had just fulfilled their minimum occupation period (MOP).

The latest sale surpasses the previous high for four-room flats in Toa Payoh. The former record of $1.27 million ($1,216 psf) was set last month by another flat on the 10th to 12th storeys of the same block as the subject flat (see Table 1). A third flat in Alkaff Lakeview was sold for $1.259 million ($1,206 psf) in February, rounding up the top three transactions for four-room HDB flats in Toa Payoh.

Alkaff Lakeview is a short walk from Woodleigh MRT Station, Woodleigh Bus Interchange, The Woodleigh Mall, Woodleigh Village Hawker Centre, Cedar Primary School, Cedar Girls’ Secondary School, Stamford American International School, Bidadari Park and Alkaff Lake (see Map 1).

The high price commanded by the subject flat is likely due to its convenient location coupled with a long remaining lease.

The four-room flats in Alkaff Lakeview have a typical layout for such flat types. They feature an en-suite master bedroom, two additional bedrooms and a common bathroom. The flat also has a spacious living/dining area, as well as a kitchen with a service yard (see Floor Plan 1).

Despite the eye-watering price tag of $1.32 million for the subject flat, it is still not the highest price paid for a four-room flat in Singapore. Thus far, the highest price paid involved a four-room flat in The Pinnacle @ Duxton. Located on the 49th to 51st storeys, the 1,012-sq ft flat at 1C Cantonment Road was sold for $1.518 million ($1,500 psf) in March. The flat has a remaining lease of approximately 85 years.
