A four-room HDB flat at 430A Bedok North Road was recently sold for $995,000 ($983 psf), marking the first time such flats in Bedok have crossed the $990,000 threshold. Located on the 16th to 18th storeys, the subject flat measures 1,012 sq ft and has a remaining lease of approximately 94 years. As the lease commenced in 2021, the seller has just fulfilled the minimum occupation period (MOP) requirement.

The subject flat is part of Bedok North Woods, which was launched during the build-to-order (BTO) exercise in May 2016. This HDB project features 357 homes, comprising a mix of three-room and four-room flats spread across three residential blocks. A fourth residential block offers 303 rental flats.

The recent transaction surpasses the previous record high of $980,000 ($939 psf), which was achieved in August 2025 with the sale of a 1,044-sq ft flat at 219B Bedok Central. This flat has a remaining lease of around 83 years. Interestingly, the flat along Bedok Central is located within a 500m radius of the subject flat (see Map 1).

However, the flat along Bedok Central is a short walk from Bedok MRT Station and Bedok Mall, whereas these amenities are located further from the subject flat. Amenities nearer to the subject flat include Kaki Bukit 511 Market and Food Centre, Fengshan Primary School, Yu Neng Primary School and Red Swastika School.

Thus far this year, 69 four-room flats in Bedok have changed hands at prices ranging from $425,000 to $995,000. In comparison, 447 four-room flats in Bedok were sold last year at prices ranging from $430,000 to $980,000.

At the time of writing, only three four-room flats in Bedok have been sold for at least $950,000. Notably, all three are part of Bedok North Woods (see Table 1).
