The Regalia in prime District 9 topped the week’s psf-price peaks in private, non-landed residential transactions between June 30 to July 7.
It scored a fresh high of $2,524 psf on June 30, when a 1,216 sq ft three-bedder changed hands for $3.07 million. This marginally eclipsed its previous record of $2,508 psf set in March last year, when a similarly sized unit fetched $3.05 million.

Situated along River Valley Close, the freehold development was completed in 1993 and has 116 units in three- and four-bedroom configurations, sized between 1,216 and 2,648 sq ft.

Great World MRT Station on the Thomson-East Coast Line is less than 10 minutes away on foot, and lifestyle amenities are available at Great World.
Besides the June 30 record transaction, only one other unit at The Regalia has been resold this year, based on caveats lodged: a three-bedder went for $2.86 million ($2,351 psf) on June 9.
In 2025, the development saw four resale deals at an average of about $2,296 psf. They were all three-bedroom apartments, between 1,216 and 2,648 sq ft, and fetched prices ranging from $2.68 million to $5.65 million.
The week’s second-highest psf-price high came from a 1,249 sq ft, three-bedroom unit at The Calrose on Yio Chu Kang Road. It changed hands for $2.8 million on July 3, bagging a record of $2,242 psf at the freehold condo.

The Calrose’s previous price high of $2,178 psf was set when another three-bedder was sold for $2.72 million last year.
The recent sale on July 3 marks the first time the development has seen transaction prices cross the $2,200 psf threshold.

Completed in 2007, The Calrose is a low-density, resort-style condo featuring 421 units across six blocks. Its two- to four-bedders measure between 1,012 and 2,928 sq ft, while four-bedroom duplex penthouses go up to 2,185 sq ft. Lentor MRT Station is a four-minute walk away.
By absolute quantum, the most expensive transaction at the development to date is a $3.36 million resale deal this March involving a 2,411 sq ft, four-bedroom unit.
In contrast to the week’s fresh price highs, only one project registered a new psf-low.
At The Scotts Tower in the Newton area, a 657 sq ft, one-bedder changed hands for $1.14 million ($1,733 psf) on July 1.

This is below the previous low set in June, when a slightly smaller 624 sq ft unit was sold for $1.1 million ($1,762 psf).
Apart from those two deals, The Scotts Tower has seen six other resale transactions this year. These units, measuring 667 to 872 sq ft, changed hands for $1.26 million to $1.88 million, which works out to about $1,888 to $2,156 psf.
The 231-unit condo was completed in 2016 and sits at the junction of Scotts Road and Cairnhill Road. Newton MRT Station and the Orchard Road shopping belt are five and six minutes away on foot, respectively.
