A four-room HDB flat at 445A Clementi Avenue 3 was recently sold for $1.35 million ($1,349 psf), marking a new record-high price for such flats in Clementi. Located on the 40th to 42nd storeys, the 1,001-sq ft flat has a remaining lease of approximately 94 years, indicating that the seller had just fulfilled their Minimum Occupation Period (MOP).
The subject flat is part of Clementi Crest, which comprises two residential blocks housing 385 homes that are a mix of four-room and five-room flats. The HDB project was launched for application during the Build-To-Order (BTO) exercise in May 2015.
The recent transaction surpasses the previous record high of $1.328 million ($1,327 psf), which was set in December 2025 by another four-room flat from the same block. Thus far, only four four-room flats in Clementi have fetched at least $1.3 million (see Table 1). Notably, all four transactions involved flats in Clementi Crest and took place in either 2025 or 2026.

Thus far this year, only two four-room flats in Clementi have been sold. Both flats are located in Clementi Crest and transacted for more than $1.3 million.

The subject flat is located a short walk from Clementi MRT Station, which will serve as an interchange station for the East-West and Cross Island (CRL) lines upon the completion of CRL in 2032. Other nearby amenities include Clementi Bus Interchange, Grantral Mall @ Clementi, The Clementi Mall, Clementi 448 Market and Food Centre, 321 Clementi, Clementi Swimming Complex and Sports Centre, Clementi Stadium and Clementi Town Centre (see Map 1). The Ayer Rajah Expressway is also a short drive away.
Schools within a 1 km radius include Clementi Primary School, Nan Hua Primary School, Pei Tong Primary School, Qifa Primary School, Clementi Town Secondary School, Nan Hua High School and NUS High School of Mathematics and Science (Secondary and Junior College).
Clementi Crest’s close proximity to an MRT station, an expressway, numerous amenities, and several reputable schools, coupled with its long remaining lease of around 94 years, could explain the high price paid for the subject flat.
