A high-specification four-storey industrial facility at 7 Tuas Avenue 14 is up for sale with a guide price of $14.8 million, according to Colliers, the marketing agent for the property.

According to the release, the property is located within the Tuas industrial area and will be sold with vacant possession, allowing buyers to move in immediately. It is zoned as Business 2, with a gross plot ratio of 2, and land area of 47,384 sq ft. Colliers says the property can undergo additions and alterations to increase the gross floor area to 94,772 sq ft.

It has two ancillary office floors and two production levels equipped with heavy floor loading capacity of 20 kilonewtons per square meter (20kN/sqm), ceilings up to 8m high and a 2000kVA electrical power capacity. The asset is well-suited for complex manufacturing processes and large-scale warehousing.

Situated a 10-minute walk-away from Tuas West Crescent MRT station on the East-West Line, the property is close to Tuas Checkpoint. The facility is also accessible via the Ayer Rajah Expressway (AYE) and Pan Island Expressway (PIE).

Raphael Lee, director, industrial services at Colliers Singapore, says that the property has tenure certainty.

“Land-based factories in Singapore’s West region with long remaining lease tenures of over 20 years are in tight supply, amid strong demand for warehouse and production spaces featuring high-ceilings and heavy floor loading,” he adds.
