Frasers Hospitality opens Modena premium rental apartments in Shenzhen

Frasers Hospitality, a strategic business unit of Frasers Property, has entered the premium rental apartment segment in China with the launch of its latest asset, located in Shenzhen's Luohu District.

The new 325-room property, Modena by Fraser Shenzhen, aims to bring experience-led flexible living and connectivity to a highly mobile population of young working professionals looking for long-stay accommodation.

Frasers Hospitality sees robust demand for quality rental housing in the city and believes the market demonstrates strong growth potential. This comes amid rapid urban migration within China, Shenzhen's transformation into a technology and financial hub, and as housing affordability remains a challenge, the lodging investor-operator said in an announcement.

The premium rental apartments are designed to provide a practical home base for today's highly mobile, long-stay urban community who are seeking comfort, convenience, and a sense of belonging in a new city, Frasers Hospitality added.

Newcomers settling into the city can receive guidance and day-to-day support from the "Resident Ambassadors" at the property, and residents may join a curated programme of neighbourhood walks and local experiences.

Modena by Fraser Shenzhen is part of Shennan 1001, a distinctive 54-storey skyscraper comprising premium offices, retail and cultural spaces, which topped off in 2022.

In 2023, Frasers Hospitality and Tishman Speyer – a New York-based real estate developer, operator, and investment manager – jointly acquired the rental apartment component of the mixed-use development for an estimated RMB 717 million ($132 million) in a 50:50 joint venture, before renovating the 269,916 sq ft block.

The property is near key business and lifestyle destinations in Shenzhen, such as retail and dining hub MIXC, and attractions including the Shenzhen Fairy Lake Botanical Garden, Diwang Tower Observation Deck, Luohu Art Museum and the historic Chung Ying Street.

Residents can access Hong Kong directly, via the nearby Luohu, Wenjindu and Liantang border crossings, a short drive to Luohu Port, and links to the Shenzhen Metro's Line 2 and Line 5 at the Huang Bei Ling station.

Eu Chin Fen, CEO of Frasers Hospitality, said: "As a global innovation hub and a core city within the Greater Bay Area, Shenzhen holds strategic importance in our global expansion strategy."

The residence offers 325 units with a range of layouts, from 31 sq m (about 10.8 sq ft) studios to 103 sq m (about 1,108.7 sq ft) two-bedroom apartments. Designed for "value-seeking" long-stay guests who prioritise practical and quality accommodation, each unit has a versatile "hobby zone" that residents can customise to make the space their own, according to the announcement. They can also opt for units with flexible configurations that include transformable furniture or lofts.

All apartments are equipped with fully fitted kitchenettes, bathrooms, washer-dryers, and complimentary WiFi access. Amenities include an outdoor pickleball court, gym, yoga studio, residents' lounge, lobby cafe operated by Mido Coffee, and outdoor barbecue area.

The official opening of Modena by Fraser Shenzhen on Jan 21 marks the brand's entry into southern China. The property had earlier soft-opened in March 2025, with the units released in phases for booking, to test operations, gather feedback, and make improvements.
