A bungalow located at Lengkok Mariam is up for sale via expression of interest (EOI) with an asking price of $13.5 million, according to Huttons Asia, the exclusive marketing agent for the property.

Located within District 17 in the Changi Grove area, the asset sits on a land area of 8,326 sq ft, with a wide frontage of 15.6m and a depth of 28m. The guide price of $13.5 million translates to $1,621 psf based on the land area.

The bungalow had been rebuilt into a three-storey detached house with a built-up area of 10,000 sq ft. This consists of a sunken swimming pool, five en suite bedrooms, a study room, a gym, and a helper’s room. The car porch can accommodate five cars. The property obtained its temporary occupation permit (TOP) in 2022.

Aric Lim, associate district director of Huttons Asia, says that the generous, efficient and squarish layout of the house is suitable for multigenerational family living with each member having their own personal ensuite.



The property is within 1km of White Sands Primary School and a 10-minute walk away from supermarkets like Giant and Sheng Shiong. The upcoming Loyang MRT Station on the Cross Island Line will be nearby, increasing accessibility when it becomes operational by 2030.

The asking price of $1,621 psf is very competitive in comparison to the latest bungalow transaction along the street, adds Lee Sze Teck, senior director of data analytics at Huttons Asia.

The EOI exercise will end on Nov 7, 4pm.
