A 1,432 sq ft three-bedroom unit at Klimt Cairnhill was sold for $4.06 million, or $2,836 psf, on June 2, 2026. This marks only the second resale transaction at Klimt Cairnhill. More notably, the deal set a new psf low for the freehold District 9 development and appears to be its first recorded transaction below $3,000 psf.
The unit on the sixth floor was previously sold by the developer for $4.85 million, or $3,388 psf, in April 2023. Based on URA data, sale prices at Klimt Cairnhill over the past 12 months ranged from $2,836 psf to $3,803 psf, with an average of $3,320 psf.
The layout for the transacted unit is generally functional, with some space set aside for features typically expected in a luxury three-bedder. The private lift opens into a foyer, giving the unit a more exclusive arrival experience, while the wet kitchen is separated from the living and dining areas and connected to a yard, WC and store. The bedrooms are tucked away in a separate wing, which gives the sleeping areas more privacy.

As a trade-off, some of the unit’s 1,432 sq ft is allocated to the foyer, circulation space, balcony and service areas, so the living and dining space may not feel as expansive as the overall size suggests.

The sub-$3,000 psf price may look favourable when measured against upcoming new-launch benchmarks in the Newton area. The nearby Bukit Timah Road site was awarded to HH Investment for $566.3 million, or about $1,820 psf ppr, while the Peck Hay Road site was awarded to CDL for $542.4 million, or about $1,865 psf ppr.
Based on estimated launch prices of more than $3,300 psf for the Bukit Timah Road site and Peck Hay Road site, the Klimt Cairnhill resale at $2,836 psf is about 14% lower. This positions the deal as a lower entry price into the Newton-Cairnhill area, with a freehold tenure.

Klimt Cairnhill comprises 138 units and is located along Cairnhill Road in prime District 9. It is accessible via Newton MRT Interchange Station on the Downtown and North-South Lines, as well as Orchard MRT Interchange Station on the Thomson-East Coast and North-South Lines.
The project also benefits from its proximity to schools and the Orchard Road shopping belt. It is within 1km of Anglo-Chinese School (Junior) and Anglo-Chinese School (Primary), and within 2km of schools such as Singapore Chinese Girls’ School, School of the Arts, Catholic Junior College and St Joseph’s Institution Junior. Nearby malls include Paragon, Scotts Square, Wheelock Place, Ngee Ann City and ION Orchard.
