Zoned for commercial use, the shophouse comprises two storeys with an estimated floor area of 2,200 sq ft. Based on the floor area, the guide price translates to $3,181 psf.

According to Kezia Lim, associate director at PropNex Realty, the property's exclusive marketing agent, the shophouse recently obtained approval for restaurant use and will be sold with an existing tenancy, providing immediate rental income to prospective buyers.

Located within the Desker Road Conservation Area in Rochor, the shophouse is less than a 10-minute walk from Jalan Besar and Farrer Park MRT stations. Nearby shopping hubs include City Square Mall, Mustafa Centre and Centrium Square.

Additionally, the property is not subject to additional buyer's stamp duty and is eligible for purchase by both foreigners and corporate entities.

The EOI exercise will close on July 30, at 3pm.
