A freehold corner detached house along East Coast Road will be on the block at SRI’s upcoming property auction on Dec 17. A mortgagee sale, the three-storey property occupies a plot spanning 7,084 sq ft with a guide price of $9.9 million. This translates to a land rate of around $1,398 psf.

The first floor of the 10-bedroom house features a living hall, a dining area with an attached bathroom, and dry and wet kitchens. Three en suite bedrooms, a study room, and a helper’s room are also on the ground floor. The house comes with a car porch and a garden with an outdoor pavilion.

Four more en suite bedrooms occupy the second floor, which also includes a family area, two study rooms, and an outdoor patio. The third floor has two en suite bedrooms, an entertainment room, and a roof terrace.

According to Mok Sze Sze, managing partner of SRI Auction, the property has attracted several enquiries, mostly from homeowners aiming to upgrade to a larger, conveniently located home. She adds that the property will also appeal to families seeking proximity to the many schools in the neighbourhood.

Located within a mixed landed enclave along East Coast Road, the property is within 1km Road in prime District 15, CHIJ (Katong) Primary, Ngee Ann Primary School, and Tao Nan School. Other schools within a 2km radius include Haig Girls’ School, Opera Estate Primary School, St Stephen’s School, and Tanjong Katong Primary School.

The area is close to Marine Terrace MRT Station on the Thomson-East Coast Line, which is one MRT stop away from Parkway Parade shopping mall. Other lifestyle hubs such as i12 Katong, Bedok Mall, PLQ Mall and Singapore Post Centre are a short drive away. The house is also near the Siglap Park Connector, which provides links to Bedok Reservoir and East Coast Park.

Based on URA caveats, the most recent landed residential sale along East Coast Road occurred on Oct 24. A terraced house on a 2,019 sq ft freehold plot within the Seaside Park landed enclave changed hands for $5 million ($2,476 psf). Another terraced house on a 1,304 sq ft freehold site was sold for $3.2 million ($2,455 psf) on Oct 14.

Before that, a terraced house on East Coast Road occupying 2,665 sq ft of land was sold for $6.06 million ($2,274 psf) on Sept 10. The most recent transaction for a detached house along East Coast Road occurred on May 5, when a detached home in Frankel Estate on an 8,078 sq ft plot fetched $12.5 million ($1,547 psf).
